A renovation changes a space that already exists, and that one fact drives everything else about how the project runs. Unlike a new build or a bare-shell fit-out, renovation work happens around plumbing that’s already routed, walls that are already load-bearing or not, and, in most cases, people still living or working in the space while it happens. Paras Interiors has renovated villas, apartments, and offices across Dubai since 2016, with 150+ completed projects and a 5.0 Google rating behind the work. This guide covers what interior renovation involves, how it differs from fit-out and interior design, what the process looks like by property type, and what shapes cost and timeline.
What Interior Renovation Actually Means
An Existing, Finished Space
Renovation applies to a space that has already been built out and used: a kitchen due for an update, a bathroom that needs re-tiling and re-waterproofing, an office layout that no longer fits the team, or a whole villa that hasn’t been touched since it was handed over. The starting point is a finished space, not an empty shell.
Not the Same as Fit-Out
A bare shell unit, a first-time office buildout, or a new-build villa interior is fit-out work, not renovation, because there’s nothing existing to work around yet. If your unit hasn’t been lived in or occupied before, see our Interior Fit-Out or Residential Fit-Out services specifically for a shell-and-core home.
Not the Same as Interior Design
Interior design covers concept, layout, and visual direction, and it can happen with or without construction work attached. If you’re still deciding how a space should look rather than pulling out what’s already there, our Home Interior Design team handles that stage, including dedicated apartment and villa interior design services. Renovation, as covered on this page, means construction work on a space that already exists.
Interior Renovation by Property Type
Renovation looks different depending on what’s being renovated and who’s around it while the work happens. We run three dedicated renovation services, each built around the constraints of that property type.
Apartment Renovation

Your unit sits inside somebody else’s building, which means building management approval, shared plumbing stacks that can’t move, and permitted working hours set by the tower rather than by us. Covers kitchen and bathroom refits, full-unit renovation, and everything in between, across towers in Dubai Marina, Business Bay, Jumeirah Village Circle, and beyond.
Villa Renovation

Your villa already exists, and you’re usually still living in it. Work is sequenced zone by zone wherever the scope allows, so part of the house stays liveable while another part is under construction. Covers kitchen and bathroom overhauls, majlis updates, full-villa refreshes, and structural reconfiguration where a Dubai Municipality permit applies, in communities including Dubai Hills Estate and Jumeirah Village Circle.
Office Renovation

Most office renovations happen while the business keeps operating, which turns the project into a phased, zone-by-zone refurbishment with after-hours or weekend scheduling for the noisiest trades. Covers layout changes, a tired fit-out replaced end to end, or a single floor refreshed while the rest of the office runs as normal.
How Our Interior Renovation Process Works
1. Site Visit and Constraints Review
We survey the space and identify what governs the project before design starts: building management rules for an apartment, business continuity needs for an office, or household routine for a villa. This is also where we confirm what’s structural, what’s shared (like a plumbing stack), and what approvals apply.
2. Design and Layout Planning
Concept design and 3D visualisation, developed against the constraints confirmed at the site visit, so the layout you approve is one that’s actually buildable rather than one that gets cut back later.
3. Approvals and Documentation
Where a project needs a building NOC, an Owners’ Association sign-off, or a Dubai Municipality permit, we prepare and submit the documentation and track it through to issue.
4. Renovation Works
Demolition, MEP, waterproofing, tiling, joinery, and finishing are run by our own site team and sequenced around permitted hours and, where relevant, around people still on site.
5. Handover and Snagging
A full walkthrough, a snag list closed out to completion, and a one-month support period after handover.
Approvals: What Applies Depends on the Space
Buildings and Towers
Apartment renovation almost always needs a No Objection Certificate from building management before work begins, covering the scope of works, drawings, and contractor details. Requirements and turnaround vary by building. Full detail is on the apartment renovation.
Villas and Gated Communities
Cosmetic villa work, paint, flooring, and cabinetry generally don’t need government approval. Structural changes, a wall coming down, a roofline change, an extension, and villas inside gated communities usually need a Dubai Municipality building permit and a developer NOC as well, secured in a specific order. Full detail is on the villa renovation service.
Offices in Commercial Towers
Office renovation runs through the building’s or free zone’s fit-out approval process, and the scheduling has to account for shared building services and other tenants. Full detail is on the office renovation service.
What Are Interior Renovation Costs, and How Long Does It Take
Cost Tracks Scope, Not Just Size
A kitchen-and-bathroom refresh, a single-floor office refurbishment, and a full villa renovation with structural changes are different projects with different numbers. What sits behind an existing wall or under an existing screed moves the price more than floor area alone.
A Fixed, Itemised Quotation
We survey first, agree what’s retained and what’s stripped out, then issue a fixed quotation with every line itemised, so there’s no ambiguity about what’s included once site work starts.
Timeline Depends on Approvals as Much as Scope
A single room typically runs a few weeks once site work begins. Full-unit, full-office, or full-villa renovations run longer, and approval turnaround (a building NOC, a municipality permit) is usually the biggest swing factor, not the construction itself. For a general sense of how interior costs break down in Dubai, our interior design cost guide has a fuller breakdown.
Why Choose Paras Interiors for Interior Renovation
A 5.0 rating and 150+ completed projects. We’ve been designing and delivering interiors across the UAE since 2016, and renovation work sits inside that same record, same team, same site discipline, regardless of property type.
One Dedicated Point of Contact. The designer who walks the site at the first visit is the same person who signs off on the final snag list, whether the project is a villa, an apartment, or an office.
We handle the approvals track. Building NOCs, the Owners’ Association sign-off, and Dubai Municipality permits are prepared and tracked by us, not left for you to chase.
We Plan Around the People Already There. Renovation rarely happens in an empty space. We sequence work by zone, respect permitted hours, and build the schedule around a household, a tenant, or a team that isn’t going anywhere during the project.
Recent renovation and fit-out work is in our project gallery, including case studies like Tea Post and Golden Dream Tower.
