01 — The Brief
Standing out in a crowded building
In a community like JVC, where dozens of similar 1-bedroom units compete for the same pool of tenants, a furnished apartment needs to do more than just look nice in photos – it needs to feel noticeably more livable than the unit next door the moment someone walks through the door. The owner of this 897 sqft unit at Golden Dream Tower 1 wanted exactly that: a fully furnished, rental-ready apartment that would stand out to prospective tenants and justify a premium over comparable listings in the building.
The challenge was specific to the space: at under 900 sqft, every furniture choice and layout decision had to earn its place. There was no room for anything that looked good but ate into usable space or made the apartment feel cramped.
02 — OUR APPROACH
Every choice had to earn its place
We started by mapping how the space would actually be used day to day, not just how it would photograph. The living and dining area needed to feel open despite its size, so we chose furniture scaled specifically to the room a compact sofa and dining set that seat comfortably without crowding the floor-to-ceiling windows that are one of the unit’s best features.
Built-in wardrobes and existing storage were worked around rather than competed with, so additional furniture adds function without adding clutter. Material and colour choices leaned toward a light, neutral palette to maximise the sense of space and let natural light do as much work as possible through the apartment’s windows.
