Discovery and Villa Walkthrough
We walk every room you want changed, ask how the household uses each space, and document the existing layout, services, and finishes to establish what can be retained and what comes out. We also settle the question that shapes everything after it: are you staying in the villa while the work runs?

Concept Design and 3D Visualisation
Your designer builds a full concept, a material palette, and 3D renders of the renovated spaces, so you see the finished villa before a single wall comes down. Structural, MEP, and approval implications are identified here and built into the programme rather than discovered on site.

Design Sign-Off and Procurement
Once you approve the design, we finalise specifications and place long-lead orders for imported stone, joinery, sanitaryware, and fittings early, so the site never waits on a delivery.

Fit-Out and Construction
Our own site team runs the works: demolition, flooring, partitions, MEP coordination, waterproofing, painting, and joinery, sequenced zone by zone if you are staying on site. You get regular updates and one number to call when a decision is needed.

A full walkthrough with your designer, final styling, and a documented snag list closed out before we call the project finished, followed by a one-month support period.
What Villa Renovation Covers
Most villa renovation projects in Dubai fall into a handful of categories, though every brief gets scoped individually.
Kitchen and Bathroom Overhauls
New layout, cabinetry, appliances, worktops, and finishes. Usually the highest-impact room in a villa refurbishment, and the one where imported cabinetry and stone drive the schedule. Full strip-out and rebuild, including waterproofing. Villa bathrooms sit above habitable rooms and beside joinery, so the tanking detail carries more consequence than almost anywhere else in the house.
Majlis and Formal Reception Updates
Refreshing the formal seating area to match how the household entertains today. Seating layout, lighting, joinery, and textiles are reworked as one scheme.
Full-Villa Refreshes
Every room touched in one coordinated project. If more than half the villa needs work, this is almost always the more efficient route: one design language, one procurement round, one programme.
Structural Reconfiguration
Knocking through walls, changing room layouts, extending the built-up area, or altering the roofline. This is where approvals apply, and where the design and permit tracks run in parallel.
Living in Your Villa During Renovation
Most villa renovation clients do not want to move out for months, and usually they do not have to.
We Sequence the Work by Zone
Wherever the scope allows: finishing and handing back one wing or one floor before opening up the next, so part of the villa stays liveable while work continues elsewhere. Kitchens and bathrooms, the two rooms hardest to live without, are placed deliberately in that sequence, with temporary arrangements agreed upfront rather than improvised halfway through.
Planning Before Demolition Starts
This only works with a zone-by-zone schedule, physical containment between work areas and living areas, protected access routes, and one point of contact who can reorder the sequence when something changes. It is slower than gutting the villa at once. For most families, the trade is worth it.
A Single Phase, or Relocate for the Duration
If your renovation is small enough to finish in a single phase, or you would rather relocate for the duration, we plan for that instead.
Approvals and Permits for Villa Renovation
Not every villa renovation needs government approval. Cosmetic work, paint, flooring, cabinetry, and furniture generally does not. Structural work is a different matter.
A Dubai Municipality Building Permit
Knocking through a wall, altering the roofline, extending the built-up area, or changing MEP layouts requires a Dubai Municipality building permit before work starts.
The Master Developer No Objection Certificate
If your villa sits inside a gated community, the master developer will usually also require a No Objection Certificate, and in most communities that NOC has to be secured before the municipality submission goes in. The two run in a specific order, and getting that order wrong costs weeks.

We source materials the same way for a single bathroom as for a full villa, through vetted suppliers across Italy, Spain, and other international markets. That covers natural stone and large-format tiling, timber flooring, custom joinery, sanitaryware, and lighting pitched differently for majlis, living, and bedroom zones. Selection happens during concept design, so you choose finishes against a 3D render of your actual villa rather than a sample under showroom lighting.
