We meet to understand your space, your brand, and your requirements. Under a turnkey contract this is the only briefing conversation you need to have, because the same team carries what you tell us through every later stage of the project.

Concept Design and 3D Visualisation
Your designer presents layout, material palette, and 3D renders. Because the same company also builds the space, the concept is developed with buildability and budget already accounted for, rather than revised weeks later once a separate contractor points out a problem with it.

Approvals and Procurement
We manage landlord, authority, and free zone approvals, and we source materials, furniture, and joinery directly. There is no second procurement conversation to open with a different vendor once the design is signed off, and no gap between approval and ordering.

Fit-Out and Construction
Our own site team manages construction and MEP works, coordinating specialist trades under one schedule instead of three parties each protecting their own timeline. Progress updates come from the same project lead who took your brief.

Furnishing, Styling, and Handover
Furniture and styling are delivered by the team that designed the space, matched exactly to the approved concept. We close with a full walkthrough, snagging, formal handover, and a support period afterwards for post-handover adjustments.
What a Turnkey Contract Covers
Every turnkey agreement we write covers the same six stages, scoped and priced against your specific project, all under one agreement and one project team. Where you prefer to keep a stage yourself, for example an approved design already in hand or furniture already purchased, we scope the contract around the remaining stages and price only those.
Design and Approvals
Concept development, space planning, material palette, and 3D visualisation, followed by landlord, authority, and free zone drawing submissions, NOCs, and inspection coordination.
MEP, Civil Works, and Construction
Electrical, plumbing, and HVAC coordination, partitioning, ceilings, and flooring, then full site build-out, joinery installation, and fixture and signage installation where applicable.
Furniture, Furnishing, Styling, and Handover
Sourcing and installation of furniture, fixtures, and soft furnishings matched to the approved design, then final styling, snagging, formal handover, and a post-handover support period.

A Delayed Electrical Inspection
On a separately contracted project, a delayed electrical inspection becomes a conversation between the main contractor and the electrical subcontractor, with the client caught in the middle trying to establish who is responsible for the lost week. Under a turnkey contract, that same delay is our problem to solve and our schedule to protect. You hear about the resolution, not the argument.
Furniture and the Service Lift
If a designer specifies a piece that will not fit through the building’s service lift, a separately hired furniture vendor has no reason to catch that before delivery day. Under turnkey, the team that designed the space is also responsible for getting the furniture into it, so that problem surfaces during procurement rather than on move-in morning with a truck parked outside.

The real financial advantage of turnkey is not necessarily a lower headline price. When one team owns design, construction, and furnishing, the budget and the schedule are planned against a single coordinated view of the whole project from day one, rather than three separate estimates that each quietly assume the other two parties will hit their own deadlines.
Fewer Change Orders, Fewer Delivery Delays
In practice that means fewer change orders caused by a construction detail the designer did not anticipate, fewer delivery delays caused by furniture ordered against an outdated floor plan, and one accountable party if the schedule does slip.
What Turnkey Removes
Turnkey does not eliminate the possibility of delay or cost change entirely, and we would not claim otherwise. What it removes is the most common cause of both: information failing to travel cleanly from one party to the next.
