    Site Survey and Scope Definition

    We visit the space, measure it, and confirm what the project needs: Category A works, Category B works, or both. At the same visit we review the building or free zone technical requirements, the landlord’s fit-out guide, riser capacity, permitted working hours, and restrictions on core drilling. Scope gets defined against the building you are in, not a template.

    Technical Drawings and Approvals

    We prepare or finalise construction drawings and MEP layouts, then submit them for landlord technical approval and the authority sign-offs your building requires. Our team answers the queries and tracks approval status against the programme, so you know what is cleared and what is pending.

  3. 03

    Procurement and Site Mobilisation

    Materials, partition systems, ceiling and flooring products, joinery, and specialist trades are ordered against the construction sequence, long-lead items first. We mobilise the site, arrange access with building management, and start on the agreed date rather than a fortnight after it.

    Construction and MEP Installation

    Our team runs partitioning, ceilings, flooring, joinery, and electrical and mechanical installation on site, sequencing trades so one discipline never waits on another. You get regular progress updates, and any site condition affecting cost or programme is raised in writing when it appears, not at handover.

    Snagging, Inspection, and Handover

    Final inspections, a full snagging round, authority sign-off where required, and formal handover of an operational office, followed by a support period for post-handover adjustments. Small things surface once a team actually occupies a space.

Category A, Category B, and Turnkey Fit-Out

Category A Fit-Out

Category A brings a shell office to a base finished standard: raised or finished flooring, suspended ceilings, basic mechanical and electrical services, and functioning washrooms and common areas. A tenant can occupy that space, but it has not been built for how any particular business works. Most Dubai landlords deliver at this standard as part of the lease.

Category B Fit-Out

Category B builds on top of Category A: partitions and meeting rooms, workstation layouts, joinery and storage, reception and branding elements, lighting adjustments, and finishes chosen for the company’s identity and workflow. This is the stage most people mean when they say “office fit-out.”

Turnkey Fit-Out

Turnkey means one contractor delivers the full journey, design through Category A and Category B works to a move-in-ready office, under one contract. We work this way so tenants never hold separate agreements with a designer, a main contractor, an MEP contractor, and a furniture supplier, then referee the gaps between them.

Every office fit-out in Dubai needs sign-off from more than one party, and a single delayed approval holds up the whole project. Depending on the building and free zone, that usually means landlord or building management technical approval of drawings before works start, DEWA approval and connection, Dubai Municipality or the relevant free zone authority where applicable, and Dubai Civil Defence approval for fire and life safety systems.

We prepare the submissions, lodge them, and coordinate inspections inside the project timeline.
